Terms and Conditions for Offios

1. Services Agreement

These terms govern the use of services provided by Offios, located at 598 Albany Hwy, Victoria Park WA 6100. By using our services, you agree to these terms.

2. Virtual Office Services

Starting from $20/month or $5/week, our virtual office services include:

  • Professional business address usage
  • Mail handling and forwarding services

3. Physical Office Space

Starting from $800/month, our office services include:

  • Exclusive use of one office 24/7
  • 24/7 access to the premises
  • Use of common areas and facilities

4. Payment Terms

  • All fees are payable in advance
  • *All prices exclude Australian GST
  • *Late payment fees are 10% of the total amount due if payment is not received within 5 days of the due date

5. Termination

  • Month-to-month agreements require 30 days notice to terminate
  • Annual agreements require 60 days notice to terminate
  • If you wish to terminate your agreement early, there may be a termination fee of $250 subject to the amount of time left on the agreement as well as behaviour of the tenant as well as the tenents past history.
  • We may terminate your agreement without notice if you are in breach of these terms or if you are not paying your fees

6. Building Access and Security

  • 24/7 access with security app system as well as a code to enter through the lobby door to access your office
  • CCTV monitoring of common areas as well as a code to turn the alarm on and off. (We collect who has turned the alarm on and off through your spacific code connected to the alarm system,)
  • *All camera footage is stored for 30 days and then deleted unless you have a specific reason to keep it for longer (We will may or may not contact you if we need to keep it for longer)

7. Mail and Package Handling

  • Mail receipt notifications provided through EMAIL
  • *Mail through our digital mailroom is scanned and sent to you via email (We will not scan any mail that is not addressed to you) Mail may be seen by our staff as well as the contents of the mail (Please do not send any mail that you do not want to be seen by our staff or is confidential through our digital mail service and pick the physiscal mailing service if you have any concerns)
  • *physical mail service will be sent to your physical address anywhere in the world, this is a paid service and will be charged subject to the cost of the postage and the country you are sending too.
  • *Any lost mail is not our responsibility and we will not be held liable for any lost mail including the handling of the mail and well as the postage. We use a third party mail service to handle your mail and we have no control over the mail once it leaves our premises. Please contact us for our specific mail service provider.

8. Use of Facilities and Cleaning Service

  • Accsess to meeting rooms subject to availability using the meeting room booking system (Please note that the meeting room booking system is not always available and we may not always have a meeting room available for you to use)
  • Kitchen and common area usage and our cleaning service do not include puchasing any food or drinks from our kitchen or common area. We have a small cafe that you can purchase food and drinks from but this may be a paid service and will be charged subject to the cost of the food and drinks. Our cleaning service will not clean the dishes or the kitchen after you have used it. Cleaning staff will only empty bins in the kitchen and common area.
  • *Our cleaning service is a basic cleaning service and does not include the cleaning of the dishes or the kitchen after you have used it. Cleaning staff will vacuum the floors as well as mop the floors. We will also clean tables including the boardroom tables. We will also clean the toilets and the floors in the toilets. We will also clean the floors in the common area as well as the floors in the meeting rooms.
  • *Cleaning services will not provide any cleaning services for the individual office space. This is the responsibility of the tenant and we will not be held liable for any cleaning services for the individual office space.

9. Liability and Insurance

  • * Any damage to the property or any equipment is the responsibility of the tenant and we will not be held liable for any damage to the property or any equipment. Damage to the property or any equipment will be charged to the tenant at cost price.
  • * The office building is insured for any fire, theft, and damage to the property or any equipment (Not caused by the tenant). We will not be held liable for any damage to the property or any equipment that is not caused by the tenant.
